Welcome and thank you for your interest in Mythfits.

Executive Summary: If we need to go through the rules with a toothpick to determine who is right and who is wrong in a dispute, things have already broken down beyond repair. The sim is basically residential, with some light commercial use allowed. The general ethos is play nice together. That said, almost anything will be changed if 100% (or even a significant majority) of existing tenants are unanimously in favour of such a change.

Money Issues

Land within the sim is rented, not owned.

Payment can be in Linden dollars (L$) within SL, or in US$ through paypal. The monthly rent is set in US$ when the rental agreement is started. Payments in L$ are made at

IF you do not have a paypal account or cannot open a paypal account we will accept tier in Linden$ at the L$ -> US$ rate of the day, plus a 3% charge for processing.

Upon buying land from Mythfits, you must contact a Mythfits representative to finalize the transaction, and to be advised on the amount of pro-rated tier. In the event that no Mythfits representatives are available, a note sent to one of us will usually do, and we will follow up on it as soon as we are available. One of us is online everyday to assist you so the wait will not be long. In order to maintain effective communication, we prefer that you be in the friends list of at least one Mythfits Rentals representative.

If you don’t understand them fully or have questions, contact a Mythfits representative prior to purchasing land. PAID LAND PURCHASES AND/OR TIER ARE NON-REFUNDABLE, and TRANSFERABLE ONLY BY ARRANGEMENT WITH A REPRESENTATIVE.

Land ownership in Mythfits land works differently than on the Mainland (Linden Land). Tier fees are paid to Mythfits and not to Linden Labs. The two systems are totally separate and you only pay one and not both. You do not need a Premium account to buy land in a Mythfits sim.

Parcels may be divided or merged with the prior agreement of a Mythfits representative. All parcels must be a multiple of 1024 m², except in very unusual cases. Parcels placed for resale may be sold as they are, or split or merged by arrangement with a representative.

A) COVENANT:

ZONING:

This sim is zoned as Residential / Light Commercial.
It is acceptable to run a retail store from the sim, but the primary focus of the sim is intended to be residential. Camping chairs, or similar devices designed to encourage visitors to spend long periods without interacting with other people in a meaningful way, will not be tolerated. Any tenant using excessive numbers of scripted objects, which may be likely to happen with a retail store, will be asked to remove some of the scripts.

Yes, this may be harsh on a full-blown commercial store. This sim is primarily intended for residential usage, but to allow the option for tenants to do some small-scale retail. If there is sufficient demand, I will open another sim for purely commercial activities.
Activities that break the general ToS will not be tolerated.

B) BUILDING AND OBJECT CODE

1) No gambling, pyramid (or similar) schemes, or sexual ageplay will be tolerated. Residents who routinely organise large events with large numbers of avatars present will be asked to leave.

2) Floating structures must be at least 250 meters in altitude in all communities, unless they are clearly an integral part of a ground-level building that generally follows fantasy physics (ie. Real-world physics but with an assumption that impossibly strong / light materials are available).

3) Obstructive signs, Billboards, or Rotating signs are not allowed. Objects or scripts that are severely impacting sim performance in a negative way are unacceptable and you will be asked to remove them. If said objects are not removed within a reasonable amount of time following a warning they will be returned to you. Depending on the Impact of high lag items they may be returned without warning.

4) The Maximum building height in Residential communities is two (2) times the distance of the prim from the parcel border. What this means is that a 10 metre high wall must be 5 metres or more from the parcel boundary as an example. This restriction does not apply to trees and similar decorative landscaping features. However, such exceptions must be removed if the neighbours complain.

5) Terraforming is limited but not restricted. In some cases we will temporarily increase the limits if needed. Waterways separating parcels must remain intact.

6) Landscaping. When landscaping your parcel be aware of your neighbours. Do not place trees or other objects in a manner that has them hanging over your parcel boundary into your neighbours land. If you choose to do so the objects in question may be returned should you fail to move them upon request.

7) Security. No use of the “access list” is permitted. You may however use the “ban list” to keep specific avatars out provided that the avatar you are banning is not a landowner on the same sim. Security Devices are allowed provided they are set up to meet the following requirements. Your security system must only eject avatars from your parcel. No “teleport home” setups. Your security system must warn intruders and give them 20 seconds to leave the parcel on their own. Your security system must not interfere with your neighbours’ access to their land. Your security system must not restrict the access of any Mythfits representative.

8) Sound. Be considerate to your neighbours and please restrict spatialized sound to your own parcel. By default, voice is disabled on all parcels, but will be enabled for individual parcel upon request.

9) Gambling. Any Casinos or establishments that violate the SL TOS will not be tolerated.

C) CONDUCT

1) No Harassment of any kind will be tolerated.
2) No Stalking.
3) No Non-Consenual Combat Games. Should you choose to use your parcel for competitive activities you will not allow these activities to impact your neighbours.
4) You are responsible for your guests. If your guests/clients etc. cause trouble they may be banned. In the case of random “griefers” please contact a Mythfits representative, and we will deal with them.
5) Sexual ageplay is absolutely forbidden, if at any time you are found to be engaging in sexual ageplay you will have your land reclaimed and you will be banned from all Mythfits sims, no questions asked.
6) Observe normal social rules of behaviour you would in real life. Outdoors, nudity will not be tolerated. Please keep sex and nudity to indoors areas, preferably located to minimise visability from your neighbours.

D) TIER

Tier fees are due and payable on the first day of each month. Tier Fees for the month of your purchase will be prorated and must be paid within 24 hours of your land purchase. If the tier payment for your land is not paid within 24 hours from the purchase time, Mythfits Rentals reserves the right to reclaim the land in question.

TIER FEES NOT PAID BY DUE DATES WILL ACCRUE A L$ 275 PER DAY LATE FEE, BEGINNING ON THE SECOND DAY OF THE MONTH. IF TIER AND LATE FEES ARE NOT PAID BY THE FIFTH DAY OF THE MONTH, YOUR LAND WILL BE RECLAIMED. LAND RECLAIMED FOR NON-PAYMENT OF TIER MAY BE REDEEMED AT ANY TIME PRIOR TO 6PM GMT (10AM PST) ON THE SEVENTH DAY OF THE MONTH BY PAYING THE TIER AND LATE FEES.

Mythfits assumes no responsibility for inability to access the sim due to technical faults or maintenance on the part of Linden Lab.

In the event of a land sale from an existing tenant to a third party, tier fees paid in advance may be transferred as credited to the new tenant, or held as credit against future tenancy within a different parcel of Mythfits land, at the seller’s choice.

E) SELLING LAND

Land that is rented and not owned (ie. the tenant bought teh land direct off teh sim owner for L$ 1) may not be resold to a third party. Such transactions will NOT be honoured by teh estate management. If you are considering a purchase from an existing tenant, please confirm whether the current tenant is a renter or an owner BEFORE purchasing.

Tenants may resell their land at any time, and may charge whatever they believe a fair market rate is. Mythfits will assume no responsibility for transactions between an existing tenant and a third party. In the event of a land purchase, please contact a representative immediately to confirm the details of the new owner, exactly as if it were a land purchase direct from Mythfits.

Should you decide to sell your land, Mythfits will provide repurchase land bids between the 10th and 20th of the month. No land will be repurchased subsequent to the 20th of the month. To be eligible the land owner must be current in their tier payments. Any land parcel put on the market for resale with past due Tier will be reclaimed until payments are brought up to date.

If the event that a tenant is behind on their monthly tier fees, land sales by that tenant will NOT be honoured. If you are purchasing land from an existing tenant, please confirm with a representative that their tier fees are up to date.

F) MANAGEMENT:

Land is provided “as is” to residents. While it is the mission of Mythfits to provide residents with the highest possible quality of environment and SL experience, we cannot guarantee a definitive look or theme, frame rate, telehub location, location of Sim on the map or any other specific Sim Settings. All MythfitsSims are rated Mature.

Mythfits reserves the right to change, amend, or alter covenants at any time at its sole discretion. In cases of disputes the decisions of Warda Kawabata are final.
